Embue is a whole building intelligence platform and that means we cover all spaces on the property. That can include the lobby and leasing office, amenity spaces, the garage and pool area, the maintenance shop and mechanical rooms, and even outdoor spaces.

• In amenity spaces, such as 500 Ocean in Revere, Mass, Embue flexible setpoint limits ensure the gym is at a comfortable temperature for workouts. Embue avoids the common scenario where someone feels cold when they start their workout and turns the heat up, then turns it way down after they warm it up and leaves it down when they leave. By setting a narrow range on the thermostat, the residents get some choice but do not waste energy or make other users uncomfortable. At the same time, schedules on amenity spaces ensure that energy is not wasted during times when the space is not used, and also returns the space to a good default temperature some time period after the user has left the space. 

• In mixed use projects, Embue thermostats, sensors and central equipment controllers are used in the retail, restaurant, office and recreation areas. One example is the 500,000 square foot sports center at the Abbot Mill in Westford, Mass., a property where Embue is also used in apartments, office space and common areas.

• Heated garages, storage locker areas and stairwells are frequent sources of energy waste in multifamily buildings. Embue can control any kind of unit heater or fan coil unit. In unheated garages and other unconditioned spaces, Embue is used to monitor for extreme temperatures, humidity and water leaks. These spaces are notorious for causing building problems. Another area of concern are the plenums above the ceiling of unconditioned spaces where plumbing, wastewater and sprinkler piping runs. Embue sensors placed in these plenum areas can provide early warning of dangerously low temperatures that if not addressed, could cause multiple building systems to fail. Even the best designed buildings, the use of Embue sensors in these spaces provides very cost effective peace of mind. 

• During construction and renovation, Embue has been used to monitor for extreme temperatures that could affect the performance of fresh concrete, stucco and masonry, such as as Franklin Highlands in Dorchester, Mass. Embue has also been used for controlling construction heaters to avoid excessive energy use.
